Survey & Reporting

MHL have experience in dilapidations advice and provide robust MEP advice for our clients whether they are a tenant or landlord.

We understand the Dilapidations Protocol and our hands-on engineering experience and commercial awareness allows us to provide robust MEP advice on both sides of the dispute fence.

Tenant Alterations:

On behalf of landlords and liaising with the the Building Surveyors we assess the impact of tenants' proposals upon the existing MEP services within the building.

Acting for tenants, we can design, procure and seek landlords and statutory consents for fit-out works and alterations, liaising closely at all times with the Landlords Professional team to complete the relevant documentation for consideration and approval.

Condition/Acquisition/Vendors Surveys:

We have provided landlords and investors with quality MEP condition reports for all types of property including 10,000m/sq + main headquarters buildings, hospitals, industrial units, multi tenancy residential buildings and shopping centres.

Our reports include full operational descriptions of the as-installed MEP services together with photographs and a budget costed 10-15 year capital expenditure plan.

For tenants, we believe a the above documents together with a quality Schedule of Condition can be decisive in settling subsequent claims of damage or detriment.
